Roger Goodell Says Oakland Raiders Partly To Blame For Coliseum Stadium Problem
Roger Goodell Says Oakland Raiders Partly To Blame For Coliseum Stadium Problem Video
Roger Goodell Says Oakland Raiders Partly To Blame For Coliseum Stadium Problem At the Charlotte NFL Owners Spring Meeting of 2016, NFL Commissioner Roger Goodell listed the Oakland Raiders as sharing some of the blame for their not being a new stadium in Oakland. He said this in response to my question charging the Raiders with not working in good faith with City of Oakland leaders. This flies in the face of any claims where someone would say that Goodell blamed Oakland singularly for the problem - he blamed the Raiders, too. John Lewis, Donald Trump Is The Legitimate President Of The United States
John Lewis, Donald Trump Is The Legitimate President Of The United States Video
John Lewis, Donald Trump Is The Legitimate President Of The United States John Lewis said that President-Elect Donald Trump is not a legitimate President. As much as I would like to reverse the clock and change the outcome of the election, everytime I think about that, I am reminded in my memory of how we, Democrats, failed to really come together under one unifying message. A lot of us were ignored by those in the DNC who achieved power-positions. Even long-time credentialed bloggers like me were ignored by the Clinton-controlled DNC brass, and left out of covering the 2016 Democratic National Convention. I told then DNC Interim Chairperson Donna Brazile via email that the GOP had a better organized blog and social media effort than we did. What kind of reaction did I get? Nothing other than a sentence about “focusing on this off thread” - then no outreach at all. There are a lot of Democratic operatives, people who were held in high-regard during the Obama years, who were largely forgotten or ignored by the Clinton types who believed it was their turn. Only a handful of Obama operatives managed to make the jump to the Clinton campaign, and that was that. I could go on and on about how so-called micro-targeters told me that their micro-message campaign would deep-reach key demographic groups with the right words. Yeah. Right. Democratic candidate after democratic candidate didn't get the most important and decades-old memo: it's the jobs. All anyone wants to know is are you going to create more jobs in their back yard and reduce their cost of living – the rest is conversation. Donald Trump got the memo – we Democrats, at least the Clinton types, didn't. That's why we lost. We lost because many young blacks, absent a sea of new African American political leaders to vote for, sat at home, rather than go vote on election day. We lost because independent whites who voted for Obama, turned around and backed Donald Trump against Hillary Clinton. We lost because we didn't get enough true votes in key states, but then when it became clear that the vote-count should be redone, we were blocked by the GOP, and didn't have a sea of backers fighting like hell to overcome them. And so now, Georgia Representative Lewis, here we are, collectively pissed off over a guy who's overwheming candor so shocked us we considered him unelectable – all the while he was being elected. A guy who just may have received help from the Russians, and should be investigated. A guy who encouraged a nation long our enemy to hack us. Donald Trump did all of that, and more. And he won the Electoral College. He's POTUS. Until someone or something happens that proves otherwise, Donald Trump is President of The United States Of America. We can argue and whine, but Trump is POTUS. President Obama, perhaps one of the greatest leaders of the 21st Century, paved the way for us to accept and welcome President Trump. Obama understands that we must maintain a perfect union. Let's help him do that, John Lewis, let's help him do that. Stay tuned.

This Lott-Oakland Raiders Term Sheet Change Could Keep NFL From Relocation
This Lott-Oakland Raiders Term Sheet Change Could Keep NFL From Relocation Video
This Lott-Oakland Raiders Term Sheet Change Could Keep NFL From Relocation The Oakland Raiders Owner Mark Davis is said to intend to file for relocating his NFL team to Las Vegas some time between now and February 15th of this year. And, yes, for the second time in as many years. Why Mark Davis hates Oakland so much is a question he will not answer. Since Oakland has a mayoral election every four years, blaming Mayor Libby Schaaf for his actions is nothing more than bull-corn. But, whatever the reason, here we are again dealing with another Davis move that shows he's great at alienating his fan base. Or does he really want to do that? According to comments by NFL Senior Vice President Eric Grubman, the former Goldman Sachs partner who's the league's stadium point person, the problem with the proposal that was assembled by The Oakland City Pro Football Group, or called “The Lott Group” with Fortress Investments is that the NFL and the Raiders were not given the chance to own the stadium land. Here's the main part of the term sheet which is of concern to Grubman and the Raiders: “The City and the County will also convey approximately 105 net acres of real property at the Coliseum Site, with conveyance of another possible 25 net acres at the Coliseum Site (i.e., the 10 acre Arena site and the 15 acres reserved for a possible A's ballpark) contingent on that property being added to the Project Site under the conditions set forth in the Project Components discussion above, to the Lott Group pursuant to the terms of the DDA (together, the "Land Conveyance"). (The terms under which the Transit Hub Site will be conveyed for the Project will be negotiated by the City and the Lott Group during the Exclusive Negotiation Period.) The land transaction described above has an estimated value of approximately $150 million. The consideration for the Land Conveyance will be the grant of participation rights in Project revenues by the Lott Group to the City and County as further described below.” Note that the sole organization that gets the Coliseum site is “the Lott Group.” The problem with the term sheet is that, while it mentions a desire to partner with the National Football League, it does not hold out the NFL and the Raiders as true, equal partners in the deal. That is the reason for Grubman's reaction and claim that the new Fortress deal is no different than what has been done in the past. So, with that in mind, here's my suggested adjustment in the Lott-Oakland Raiders Term Sheet: First: “The City and the County will also convey approximately 105 net acres of real property at the Coliseum Site to the National Football League and The Oakland Raiders in partnership with The Lott Group, and under terms to be determined via all parties, and with conveyance of another possible 25 net acres at the Coliseum Site (i.e., the 10 acre Arena site and the 15 acres reserved for a possible A's ballpark) contingent on that property being added to the Project Site under the conditions set forth in the Project Components discussion above, to the Lott Group pursuant to the terms of the DDA (together, the "Land Conveyance"). (The terms under which the Transit Hub Site will be conveyed for the Project will be negotiated by the City and the Lott Group during the Exclusive Negotiation Period.) The land transaction described above has an estimated value of approximately $150 million. The consideration for the Land Conveyance will be the grant of participation rights in Project revenues by the National Football League and The Oakland Raiders in partnership with The Lott Group to the City and County as further described below.” The change adds the following words: “to the National Football League and The Oakland Raiders in partnership with The Lott Group, and under terms to be determined via all parties”. In effect, the Lott Group would be acquiring the land on behalf of the NFL and the Oakland Raiders, and then agreeing to a deal structure where the NFL and the Raiders control most of the stadium land, and the Lott Group controls all of the additional 25 acres of property. That sets up an entirely different business relationship than what currently exists. It's a simple change to make, and according to preliminary conversations I have had with some involved in the matter, it's a good idea to pursue. My simple point is to give them what they want. Take away as many avenues to the Raiders and the NFL relocating out of Oakland without spending tax dollars. Stay tuned.

Goldman Sachs No Salve For Oakland Raiders Sheldon Adelson Issues In Las Vegas
Goldman Sachs No Salve For Oakland Raiders Sheldon Adelson Issues In Las Vegas Video
Goldman Sachs No Salve For Oakland Raiders Sheldon Adelson Issues In Las Vegas The Oakland Raiders Owner Mark Davis has reportedly told the members of the finance and stadium committees of the NFL Owners Group that the organization has a plan to finance the construction of a new stadium with or without Las Vegas Sands CEO Sheldon Adelson. That's a tall order that, when one starts to think about it, doesn't really pass the stadium financing smell test. Take a look at why with me. Oakland Raiders: $500 million Nevada Subsidy $750 million Stadium Cost Gap 1 $350 million Total Stadium Cost $1.6 billion The problem is that without Sheldon Adelson's help, there's still a $350 million stadium cost gap that would have to be filled if the total cost was $1.6 billion and not $1.9 billion. Its not enough for the Raiders to say that Goldman Sachs will finance the stadium without Adelson, and because they're not investors – they're investment bankers. Goldman Sachs's speciality is in bonds and loans for, in this case, the construction of NFL stadiums. If they were to give the $350 million to fill the gap, it would have to be matched by some stadium-related revenue stream that would throw off $350 million over some period of time. Think about this. Goldman is not going to just say, “Hey Raiders! Here's $350 million, and don't worry because you will not have to pay us back!” You believe that's the case, you're a fool. What Goldman would want is what Sheldon Adelson wants, and that means a percentage of stadium revenues necessary to raise $350 million. Where would that come from? Well, the Raiders have already pledged $500 million from stadium-related revenues and NFL loans. But really that's just $200 million from the sale of personal seat licenses. So, right off the bat, the Raiders have to shave off $550 million in stadium revenue to help pay for it's construction. Chances are, naming rights will be about $150 million at best, which gets The Raiders less than halfway to the mark. The remaining gap would have to be filled by luxury box revenue, but when you start to run those numbers, the remaining answer means the Raiders would wind up using all of their luxury box revenue for stadium construction, and nothing would be left over for the team's use. Think about it. Let's say the proposed Oakland Raiders Las Vegas NFL stadium has 137 luxury boxes, each costing an average of $80,000. Assuming a 100 percent sales rate – all 137 suites – that comes to $10,960,000 a year. Over a 30 year period (the length of the bond issue tied to the Nevada Subsidy of $750 million) that comes to $328 million. So we could use luxury box revenue to fill most of the $350 million gap, or we would wind up using $178 million of that if the Raiders landed a naming rights agreement of $150 million. That still means The Raiders would use 54 percent of luxury box revenues for stadium construction. And that's if the stadium manages to cost $1.6 billion – if it went to $1.75 billion or higher, then both naming rights revenues and luxury suite revenues would be entirely used to pay for the stadium's construction. The Raiders would use 100 percent of both sources – no money for the team. Mark Davis can't be happy with that prospect. Moreover, I can't see how his meeting with the NFL Owners, who know this as well as I do, went so well at all. Davis can't do this without Adelson or another investor. That group or person is going to want their cut – there's no avoiding it. Davis' only way is by having development around the stadium – but that calls for a new developer and investor. Kind of like Majestic Realty. Remember them? The ones who brought $150 million? Bet Davis wishes he had them back in about now. Davis should stay in Oakland.

LA Chargers Moving As San Diego Comic Con Dwarfs NFL
LA Chargers Moving As San Diego Comic Con Dwarfs NFL Video
San Diego Comic Con Dwarfs Chargers In Popularity, LA Move An Error The LA Chargers. The San Diego Chargers are moving to Los Angeles. You know who doesn't care? Comic Con International. That's right: Comic Con. And the reason is that it's four times more popular than the NFL's Chargers. Have doubts? Just go to Google Trends and search for “San Diego Chargers” and then compare the search traffic to “San Diego Comic Con.” No contest. For Comic Con International, the Chargers have been, for the most part, a thorn in the side of its plans for the expansion of the San Diego Convention Center. The reason is the particular type of downtown stadium planned for the Bolts came with convention center space – and if built would have produced a giant problem for Comic Con. As David Glanzer, Comic Con International Marketing and Public Relations Director, told me last year, if the Chargers were to build their convention center / stadium hybrid, because it's not connected to the current main San Diego facility, they would have to rent out that space to prevent any other organization from using it. What Comic Con has sought, from the start of talks of expanding the San Diego Convention Center, was a truly larger venue – and with a “Hall H” that would be double the size of the 6,800 capacity room that has played host to everything from the casts of the Star Wars movies, to The Marvel Comics Universe. Increasing the hotel tax and then paying for a downtown stadium / convention center would have wrecked Comic Con's plans, and caused them to leave San Diego. I personally tried to broker a relationship between Chargers Owner Dean Spanos, and the Comic Con people – but frankly, neither side put talking to the other side in high priority. They never tossed water on it, nor did they refuse to take my information, but the meeting never happened. One Comic Con exec once said to me as he walked off to a meeting “Have him call me” - not, “I'll call him”. And the reason for that bears repeating. San Diego Comic Con is much more popular than the San Diego Chargers. “SDCC” as it's called draws a worldwide online audience that then translates into the giant 160,000 person annual convention that's come to define life in San Diego. The best approach would have been for Dean Spanos and his Chargers brass to pursue to a deal with the Comic Con people. But where things are now is such that The Los Angeles Chargers are, to put it mildly, a mistake. The NFL's really screwed this one up, and for several reasons. First, San Diego Chargers fans aren't so rabid that all of them are going to drive up the 405 to see the LA version, and because the majority of them are pissed off with Dean Spanos. Second, there's no market study to support the idea that people in LA want to see the Chargers. Third, between St. Louis (which had the Rams until last year) and San Diego, the NFL has managed to upset about 8 million people. That's 8 million people who are far less likely to watch a league game on television, or even Twitter. Fourth, you have the LA Chargers providing a little competition for the LA Rams in their backyard and in an uncertain market. Couple that with the overall reduced demand to see them play on television and you can see the NFL's problem. The trouble is the NFL doesn't see the problem – but it's going to feel it, and right where it matters most. It's pocketbook. Stay tuned.

Stay tuned.

BART Agent Female White Yells At Me For Asking For Help
BART Agent Female White Yells At Me For Asking For Help Video
BART Agent Female White Yells At Me For Asking For Help I was 20 cents short and had 25 cents to put into add fare. But the machines were vandalized such that I could not add a coin and I had no small bills. So I went to the agent to give her my money. From the jump she looked at me and gave me a coin through a slot. She did not open the door to try and hear me. I had to explain to her that the machines did not work. She said "why didn't you tell me that?" I said that I did but you were on your cell phone machine." She then said its not a machine. I told her I had a hard day and spent the night at the Las Vegas Airport. She said everyone has had a hard day and that my issues did not matter. This is a BART agent. So finally she took my money and I was able to leave and then immediately made this vlog. This has to stop.

Oakland Works On Lott Raiders Stadium Term Sheet, A's Meeting Today
Oakland Works On Lott Raiders Stadium Term Sheet, A's Meeting Today Video
Oakland Works On Lott – Raiders NFL Stadium Term Sheet, Meets With A's Today Oakland officials have been at work altering and fine-tuning various aspects of the much reported on term sheet between Oakland City Pro Football Group, also called “The Lott Group” on the street, and Fortress Investments and The City of Oakland, The County of Alameda, The Oakland Raiders and the National Football League. Much of the adjustments are with respect to comments made by the NFL's stadium point person Eric Grumman on the term sheet. This is not to say that I have specific knowledge of a recent meeting between the Raiders or the NFL's stadium point person Eric Grubman and Lott, The City of Oakland, The County of Alameda, and the Oakland Raiders, but I can report that meetings on the term sheet have taken place between Lott's Group and Oakland Officials, and more are scheduled. Also, Oakland Officials are to meet with the Oakland Athletics officials today and regarding not just efforts to build a new stadium in Oakland, but also melding the A's into the Ronnie Lott / Raiders stadium effort. This is very important, as Mr. Grubman remarked that one of the issues of concern he had was with what the Oakland A's were going to do and their support of the Lott plan. Since then, Oakland A's President Dave Kaval has expressed support; this meeting is to work out details. And then there's the Goldman Sachs issue. I can also report, after talking with a source today, that the City of Oakland and The County of Alameda, which have a ban against doing business with the investment banking firm Goldman Sachs, continue to be concerned that Mr. Grubman was not only once a partner in Goldman Sachs, but was enriched by the Goldman Sachs IPO that took place just before the turn of the 20th Century, and that the majority of new NFL stadium financings since 2007 have been done by Goldman Sachs. The overall picture is a bad one that Oakland officials would like to see straightened out. Goldman Sachs has been heavily involved in the financial planning for the Las Vegas NFL Stadium – is the NFL intent on steering business away from Oakland and to Las Vegas to give Goldman what would be the largest financing fee in sports history due to the $750 million subsidy approved by the Nevada Legislature? Is this right? Many Las Vegas Residents Say They Can't Afford Raiders Tickets As I write this, I'm in Las Vegas for the Consumer Electronics Show, CES 2017, and for the 8th straight year as a credentialed blogger (subscribe to Zennie62 on YouTube, and follow Zennie62 on Twitter and bookmark Zennie62blog.com). I've talked to a lot of Las Vegas residents about the Raiders issue, and several ideas come up consistently: first, they can't afford to go to the games; second, they're excited about the possibility but think Oakland's going to pull out with a win; third, many of them are fans of other NFL teams, but would try and go to at least one of the games if the Raiders were here. I will add that there's another problem and that's with hotel price gouging. The Las Vegas stadium planners insists that tourism will drive NFL ticket sales here. But the problem is one experienced by CES media people for CES 2017: hotels have jacked prices up wildly, and so many have stayed home, period. One PR person, Karen Thomas, wrote on Facebook that “about half” of the media didn't come this year. Considering that a price for a hotel room that normally goes for about $30 a night was increased to $400 a night, and you see why. Now, add 60,000 people for an NFL game – that's basically another convention of about 20,000 to 30,000 who would have to come from out of town. But the hotel price gouging factor has to be taken into calculations, and it has not been at all. If half of the NFL fans who would fly in for a game elect to not come because of hotel prices, that completely wrecks the stadium financing plan. Casinos and hotels may buy up tickets, but if they go unsold, then that effort's going to stop. And then the financing plan would fail. That's a very real possibility here that calls the entire approach into question. But , as I say, Las Vegas is not ready to host the Oakland Raiders or any NFL team, yet. Stay tuned.

Stephen Ross, NFL Miami Dolphins Owner, Owns Land Next To Oakland Raiders Coliseum Stadium
Stephen Ross, NFL Miami Dolphins Owner, Owns Land Next To Oakland Raiders Coliseum Stadium Video
Stephen Ross, NFL Miami Dolphins Owner, Owns Land Next To Oakland Raiders Coliseum Stadium Stephen Ross, the owner of the Miami Dolphins, is the Founder and Chairman of The Related Companies. The Related Companies is a giant real estate development organization that specializes in luxury apartment rentals and for-sale condominiums. It and Mr. Ross also own a key piece of property that's right next to the Oakland-Alameda County Coliseum Complex – so close that it's important to ask why can't Mr. Ross help Mark Davis build a stadium in Oakland, and further assure that it remain in our city? That property is something known to this blogger (who worked for two of the last five mayors of Oakland and for the Oakland Economic Development Department) for years – it was called Coliseum Gardens, and was once a proud public housing development that rested next to the Coliseum BART (Bay Area Rapid Transit) Station, and the Coliseum Stadium Complex. Now, it's called Lion Creek Crossing, and, in 2012, was the focus of controversy. An excerpt from this IndyBay entry in 2012: “Local reporters are being urged to ask, "What happened to the 178 poor mostly black Coliseum Gardens public housing families, that were originally displaced by the Lion Creek Crossings project? How did the 178 displaced public housing families benefit from this project?" Currently, billionaire's Stephen M. Ross and Jorge M. Perez of the Related Companies, are also involved in a nortorious project to take-over and privatize Berkeley's 75 public housing town-homes. A project expected to displace all of Berkeley's long-time mostly black public housing families, from their housing. Jorge M. Perez, is known as the billionaire "Condo King" of Miami, Florida, because he has developed and owns so many condominiums in that region, through The Related Companies/Related Group. He is also known as a billionaire Cuban American real estate developer.” Stephen M. Ross is also the owner of the Miami Dolphins NFL Football Team. Jorge M. Perez has been vice chairman and partner in the Dolphins ownership group until August 16, 2016. So, we have two billionaire NFL team owners who not only own property next to the to-be-redeveloped Oakland Coliseum land, but have the means to invest in the building of a new Raiders stadium on the property. This information of Mr. Ross' ownership of land next to the Oakland Coliseum has been known to a number of people in the San Francisco Bay Area, including one television network, and yet never reported. Why? Why are there people who know this information can help keep the Raiders in Oakland, and yet they don't share it with the public and the rest of the media? It also makes this blogger wonder what other hidden information involving the Oakland Raiders stadium issue is out there waiting to be discovered, and could dramatically improve Oakland's retention efforts? Stay tuned.
